The “The Spine” project represents an unprecedented step in the concept of urban and economic development as the first knowledge-based city fully powered by artificial intelligence technologies, aiming to deliver an integrated global model for future cities.
The project serves as a comprehensive economic platform designed to strengthen Egypt’s position as a leading destination for major global corporations through an advanced business environment that combines technology, investment and quality of life.
Total investments in the project exceed EGP 1.4 trillion with paid-in capital of EGP 69 billion in strategic partnership with one of Egypt’s largest banks. The project is expected to contribute around 1% to GDP, generate approximately EGP 818 billion in tax revenues and create around 55,000 direct jobs and 100,000 indirect job opportunities.
It includes a Special Investment Zone (SIZ) offering a flexible regulatory framework and simplified procedures along with special customs zones implemented for the first time in Egypt as well as competitive incentives aimed at attracting foreign investment. The project also provides advanced digital infrastructure that facilitates company setup and enhances integration between work and lifestyle.
Spanning a massive area, the development includes around 165 mixed-use towers covering residential, administrative and hospitality functions surrounded by green and open spaces that account for approximately 70% of the total area enabling the project to accommodate millions of visitors annually.
The project has been designed according to the highest sustainability standards focusing on reducing carbon emissions and minimizing noise pollution to create a healthy and calm environment for both living and working. It also features insurance coverage exceeding EGP 30 billion alongside advanced medical services developed in cooperation with leading global healthcare institutions forming an integrated healthcare ecosystem.
“The Spine” relies on artificial intelligence and self-learning systems making it an adaptive and interactive ecosystem that evolves with its users. It also includes a fully integrated underground logistics road network positioning it as a new model in smart city planning.
The project emphasizes that it is not merely an urban development but a fully integrated economic ecosystem that connects capital technology and opportunity reflecting a new direction toward building globally competitive cities and advancing sustainable economic growth in Egypt.
